A reasonable explanation for the slow pace of construction observed between November 2022 - February 2023 would be that buildings with above ground parking levels require more time.
This explanation is refuted by secondary sources for a building constructed 3 blocks North of The Republic, 6th & Guadalupe; a skyscraper not directly observed.
6th & Guadalupe had 16 levels of parking (including the ground floor) built and poured from May of 2020 - April of 2021.
335 days ÷ 7 days = 47.86 weeks ÷ 16 floors = 2.99 weeks x 7 days = 20.93 days per floor.
TOTAL Average Parking Floors per Month = 335 days ÷ 30.4 days (average days per month in a calendar year) = 11.02 months = 16 floors ÷ 11.02 months = 1.45 floors per month.
That is a time disparity of 45%.
6th & Guadalupe had a slightly larger footprint to build and the benefit of only 2 cranes compared to The Republic's 3.
6th & Guadalupe completed its 66 floors in 30 months for an average construction time of 2.2 floors per month. This pace was 13.6% faster than 98 Red River and 32% faster than The Republic.
After completing the parking levels, 6th & Guadalupe had an average floor construction time of 2.7 floors per month compared to 98 Red River's 2.76 and The Republic's 2.46.
